Potranco YMCA

In a joint venture between the YMCA and the San Antonio Public Library, an old 55,000 SF grocery store shell building on the west side of San Antonio was purchased for renovation.
M&S Engineering provided MEP design under a design-bid-build arrangement to renovate 50,000 SF into a new YMCA and the other 5,000 SF into a new branch of the SAPL. Among the different space types were two indoor pools, locker rooms, a gymnasium, a fitness & weight room, aerobics rooms, multi-purpose rooms, a child watch area, administrative offices, a teaching kitchen and the library. M&S Engineering surveyed existing MEP systems to determine their viability and capacity to support the new space demands.

The 5,000SF space occupied by a branch of the San Antonio Public Library required design of the HVAC, electrical and lighting, and plumbing systems. For the design of the library, our MEP team coordinated with the San Antonio Public Library for furniture layout, and IT and electrical requirements. Our designers consulted the San Antonio Library Associations book of standards in the design of this space. A unique feature of this project was the design of a condensate collection tank. Condensate collected from the HVAC units will be used to flush the toilets in the building.

During the assessment phase, M&S Power Services assisted the MEP team by testing the existing main switchboard and determined the equipment was safe for continued operation to support the YMCA. As a conservation measure desired by the client, M&S also designed a system to harvest and store the condensate from the HVAC equipment on the roof to be used for toilet flushing.

M&S supported MarmonMok architects through all phases of the project: assessment, design, bidding, value engineering, and construction contract administration.
