PEC Northwest Operations Center
This nine-acre development near Marble Falls, TX will become the northwest district headquarters for PEC and serve as a central hub for utility operations and employee training.
M&S Engineering provided MEP design, under a construction-manager-at-risk arrangement for a two-story 27,000 SF office building designed to meet LEED certification; 29,000 SF warehouse; 4,000 SF maintenance building; 10,500 SF of truck parking; and then rest of the site. As a utility provider, PEC sought to implement renewable energy sources into the design for the purposes of energy production and education. M&S implemented photovoltaic solar array system and a wind turbine, integrating them into the electrical system. This facility would also be a critical facility for PEC, which required the design of a generator and UPS system that would provide power for the office and warehouse buildings during a power failure. The mechanical system incorporated a VRF system and outside air requirements were met by using an ERV to transfer energy between exhaust leaving the building and outdoor air entering the building.
M&S assisted TSG Architects with evaluating several value engineering options and provided recommendations to the owner and contractor. M&S provided construction documents on time and continues to assist the architect with construction contract administration.
